We understand how frustrating it can be to wait days for a response from your property manager. That is why prompt, dependable communication is one of our highest priorities. We aim to respond to calls, texts, emails, and website inquiries within one hour during our office hours of 7:00 AM–8:00 PM, seven days a week. Some questions may require additional research or coordination before a complete answer is available, but we will acknowledge your message promptly and keep you informed until the matter is resolved. Messages received outside office hours will be addressed as soon as possible the following day.

Absolutely—and we strongly recommend it. A consultation gives us an opportunity to learn about you, your rental property, your goals, why you are considering professional management, and what you expect from your property manager. It also allows us to explain our approach, discuss owner responsibilities, answer questions, and determine whether we are the right fit for one another. We believe successful property management begins with trust, clear expectations, and genuine relationships with both owners and tenants. We enjoy getting to know the people behind the property too—so don’t be surprised if we eventually learn your favorite color or favorite food!

Yes. We regularly take over management of properties that already have tenants in place. We review the existing lease, tenant ledger, security-deposit records, property documentation, and current maintenance concerns before coordinating the transition. We then provide the required notices, management-change documentation, payment instructions, and updated contact information to the tenants. Our goal is to make the transition seamless for both the owner and residents, preserve the existing tenancy, and avoid unnecessary disruption to the tenants’ use and quiet enjoyment of the property.

We aim to respond within one hour with a rental CMA—Comparative Market Analysis—which evaluates comparable rental properties, current asking rents, recently leased homes, location, size, features, and market conditions to estimate a competitive rental range. Online data is an important starting point, but no database captures every detail. When a property is vacant or will soon become vacant, we also prefer to visit it personally whenever possible. An in-person evaluation allows us to account for upgrades such as a remodeled kitchen or bathrooms, new flooring, improved landscaping, condition, layout, and other features that may materially affect rental value and marketability.

We provide property management services throughout the Phoenix metropolitan area, with a strong concentration in the East Valley. Most of the properties we manage are located in Gilbert, Chandler, Mesa, Queen Creek, San Tan Valley, Apache Junction, Gold Canyon, and Tempe.
