How much does property management cost?
We believe property management pricing should be clear and straightforward. Visit our Prices page to view our exact fees, included services, and available options—so you know what to expect before getting started.
How do you screen tenants?
Every applicant is rigorously evaluated using consistent qualification standards, including income and employment verification, credit history, rental history, background screening, and other applicable criteria. All applications are processed in compliance with federal and Arizona fair housing laws.
How often are owner payments sent?
Owner distributions are generally processed monthly on or around the 15th and after tenant payments have cleared and applicable property expenses and reserve requirements have been accounted for. Owners also receive a detailed monthly statement showing income, expenses, and account activity.
Do I approve maintenance?
We prefer to involve owners in maintenance decisions whenever possible. When a request is received, we first review the issue and confirm that the tenant has completed appropriate basic troubleshooting. Owners are notified promptly, and approval is obtained when required. Repairs under $500 may be authorized without prior approval, depending on the terms of the Property Management Agreement, but the owner will still be notified. Emergency repairs may require immediate action when there is a threat to health or safety, habitability, or the property—such as an active water leak, electrical hazard, loss of essential services, or another condition that could cause further damage while simultaneously notifying and engaging owners.
