What Are the Risks of Placing For Rent Signs Outside My Rental Property?
A sign tells passersby your Gilbert rental is available. Could it also draw attention from people you would rather keep away?
What does a For Rent sign tell someone passing by?
It announces that the home is available. It does not prove the home is empty, but it gives someone a reason to look for other clues: uncollected mail, dark windows, no vehicles or an exposed lockbox.
Online listings also show availability and often an address. Removing the sign takes away a street-level cue; it does not hide the home.
When comparing Gilbert property management companies, ask how they attract prospects while controlling access to the property.
Do burglary statistics prove a sign causes break-ins?
No. The Bureau of Justice Statistics reported national 2007 household-burglary rates of 21 per 1,000 when no one was home versus 8 per 1,000 when someone was present.
Those older figures concern whether anyone was home during a burglary. They do not compare vacant rentals with occupied rentals or measure the effect of a yard sign.
National Institute of Justice-sponsored foreclosure research also describes crime shifting inside unmonitored residences, including vacant buildings. Foreclosed properties in that study are not a direct match for maintained Gilbert rentals.
What other risks should an owner consider?
Nor can a sign fix an asking rent that misses the market, weak photos, incomplete details or difficult tour scheduling.
Why doesn’t 000 Property use For Rent yard signs?
In our own operations, we have not seen a meaningful enough increase in qualified prospects or leasing results to make yard signs part of our process. That is our experience, not a Gilbert-wide statistic.
- Set a competitive asking rent and show the home with strong photos and accurate details.
- Distribute the listing online and respond promptly to inquiries.
- Schedule and document showings, with access managed through a deliberate process.
Our rental marketing and leasing service explains the approach. Destinations and leasing times vary by property; no channel guarantees a tenant.
Am I required to place a For Rent sign?
The Arizona and ARMLS rules reviewed here do not require one. ARMLS Rule 7.5.2 requires owner or legally authorized consent before an ARMLS subscriber places a sale, rent or lease sign.
Arizona statutes protect certain commercially produced signs from HOA prohibitions in planned communities and condominiums, subject to conditions. That permission does not require an owner to put one up.
How can I market a vacant home without leaving it exposed?
Gilbert Police Department’s June 25, 2026 home-safety guidance points to secured doors, windows, gates and garages; managed mail; timed lights; landscaping; and a trusted person watching the property.
Its Vacation Watch program is not intended for homes for sale. Do not assume that program covers a vacant rental; arrange your own checks during vacancy.

Mark what is in place before showings begin.
A checklist helps organize the work; it cannot guarantee crime prevention.
For rental property management in Gilbert, ask how a manager balances broad online reach with secure tours and checks on an empty property.
What if the rental is getting too few applications?
Start with asking rent, total fees, condition, photography, listing accuracy, pet terms, competing homes and showing availability. Our guide to a Gilbert rental that is not getting applications gives owners a way to diagnose those issues.
Questions owners ask
Does skipping a sign guarantee my home is safer?
No. An online listing can also disclose availability. We avoid an extra street-level cue and pair marketing with controlled access and property checks.
Could a sign help a particular home?
Possibly. A high-visibility location may produce useful inquiries, but measure qualified leads and leasing results against the security and privacy tradeoffs.
Is 000 Property claiming signs cause burglary?
No. We have not found credible evidence quantifying a sign-specific burglary increase in Gilbert. Our sign-free approach is a business judgment based on experience and potential exposure.
