1. About 000 Property and West USA Realty
“000 Property” is the public-facing property management team and brand presented on this Website. Licensed real estate and property management services described on the Website are provided through West USA Realty, the Arizona-licensed employing brokerage.
000 Property LLC supports the team’s branding and business operations but is not represented as an independently licensed real estate brokerage. The 000 Property Team operates under the supervision of West USA Realty in connection with activities requiring an Arizona real estate license.
For purposes of these Terms, “000 Property,” “we,” “us,” and “our” refer collectively, as applicable to the particular service or Website function, to 000 Property LLC, the 000 Property Team, and West USA Realty.
Nothing on this Website should be interpreted as representing 000 Property LLC or the 000 Property Team as an independent real estate brokerage.

These Terms govern use of the Website only. They do not replace or modify a separately signed property management agreement, lease, rental application, brokerage agreement, authorization, portal agreement, screening disclosure, or other contract.

You must be at least 18 years old and legally capable of entering into a binding agreement to submit a property-management inquiry, request real estate services, submit a rental inquiry, or use a Website feature that requires personal information.
By using the Website, you represent that the information you submit is your own or that you have appropriate authority to submit it on behalf of another person or organization.

6. No Brokerage or Property-Management Relationship Created by Website Use
Viewing the Website, submitting a form, requesting a rental analysis, sending an email, calling, or communicating through the Website does not by itself create a broker-client, property-manager-client, agency, fiduciary, landlord-tenant, or other contractual relationship.
A property-management or brokerage relationship is created only through an appropriate written agreement signed and accepted by the required parties through West USA Realty.
Until an agreement is fully executed, no party should assume that 000 Property or West USA Realty has accepted responsibility for a property, transaction, deadline, tenant matter, maintenance condition, notice, funds, or other obligation.
7. No Guarantee of Services or Acceptance
Submission of an inquiry does not guarantee that services will be available, offered, or accepted. We may decline an inquiry or requested service based on property location, property condition, service capacity, brokerage requirements, conflicts, legal restrictions, business considerations, or other relevant circumstances.
We may request additional information or documentation before determining whether services can be offered.
8. Rental Analyses and Market Information
Any rental estimate, pricing opinion, comparative market analysis, market commentary, or similar information provided through or following use of the Website is an estimate based on information available at that time.
Actual rent, vacancy time, expenses, tenant demand, leasing results, and property performance may differ because of market changes, property condition, location, competition, seasonality, applicant qualifications, owner decisions, legal restrictions, or other factors.
No rental analysis or Website statement guarantees a specific rent, occupancy date, tenant, income level, return, appreciation, or financial result.
9. Property Listings and Availability

11. Tenant Screening and Fair Housing
Tenant screening may be performed through West USA Realty or authorized third-party providers and may include lawful review of identity, income, credit, rental history, eviction history, criminal history, and other qualification information.
Screening criteria and decisions are subject to applicable law, including the federal Fair Credit Reporting Act and federal, state, and local fair-housing requirements.
000 Property and West USA Realty support equal housing opportunity and do not unlawfully discriminate based on any protected characteristic.
12. Owner and Tenant Portals
The Website may provide links to owner portals, tenant portals, maintenance systems, inspection platforms, document systems, and related services operated by West USA Realty or third-party providers.
Portal access may be governed by separate terms, privacy policies, security procedures, account requirements, and contractual agreements. You are responsible for protecting your login credentials and for activity conducted through your account.
Contact the applicable provider promptly if you suspect unauthorized portal access.
13. Payments and Trust Funds
000 Property does not directly receive or hold rent payments, owner funds, security deposits, application fees, trust funds, or other real estate funds through this Website.
Applicable payments are processed through West USA Realty, broker-approved portals, trust accounts, financial institutions, or authorized third-party payment providers.
Do not send payment information or funds based solely on an unexpected email, text message, telephone call, or altered wiring instruction. Confirm payment instructions through a known and authorized contact or portal before transmitting funds.
Third-party payment services are governed by their own terms and privacy practices. These Website Terms do not alter any rights or obligations established by a lease, property management agreement, payment agreement, or applicable law.
14. Maintenance and Emergency Requests
General Website contact forms, email, social media, and text messages should not be used to report emergencies or urgent maintenance conditions unless specifically directed by an applicable agreement or written procedure.
Tenants must follow the emergency and maintenance procedures stated in their lease, tenant portal, maintenance platform, or instructions supplied by their property manager.
Submitting a request through an unauthorized channel does not guarantee that it was received, reviewed, or assigned. For an immediate threat to life or safety, call 911 or the appropriate emergency service.
15. Email Communications

This includes damages arising from Website interruptions, third-party services, lost data, misdirected communications, unauthorized access, reliance on general Website content, or a user’s failure to follow a separate contract or required procedure.

- Your unlawful or unauthorized use of the Website;
- Your material violation of these Terms;
- Information or content you submit without legal authority;
- Your infringement of another party’s rights; or
- Your attempt to compromise or disrupt the Website or a connected system.
This section does not require you to indemnify any party for conduct for which indemnification may not lawfully be required.
26. Governing Law
These Terms and Website-related disputes are governed by the laws of the State of Arizona, without regard to conflict-of-law principles, except where federal law controls.
These Website Terms do not change the governing-law provision contained in any separately signed agreement.
27. Informal Dispute Resolution and Venue

A party may use an eligible Arizona small-claims procedure when the claim qualifies.
Nothing in this section prevents either party from seeking urgent relief when reasonably necessary to protect safety, confidential information, intellectual property, funds, systems, or legal rights. These Terms do not require either party to hire an attorney.
