If the Account Is Brought Current

Here are answers to common questions about rent collection, late payments, legal notices, and owner distributions.

Rent is due from tenants on the 1st of each month and is considered late on the 2nd. When rent is paid on time and the funds have cleared, owner distributions are generally processed on or around the 15th of each month. The amount distributed reflects the rent collected, minus property management fees, maintenance or vendor expenses, authorized charges, required reserves, and any other applicable property expenses. After the payment is processed, please allow a few regular banking days for the funds to appear in your account.

Rent is due on the 1st by 5:00pm and is considered late by 5:01pm. If payment is not received by the due date, we promptly contact the tenant and work to bring the account current. We consistently enforce the lease and follow the required notice and collection procedures when necessary. Our goal is to encourage on-time payments, help tenants avoid late fees, and ensure owners receive their rental income as scheduled.

Yes. When appropriate, required notices are prepared and delivered promptly in accordance with the lease, our established procedures, and applicable Arizona requirements. Depending on the circumstances, this may include an Arizona Five-Day Notice to Pay Rent or face termination of the lease. We also document relevant tenant communications and keep the property owner informed. If the default is not cured within the legally required period, we coordinate the next steps with our retained Arizona eviction law firm, subject to attorney review. Property owners remain responsible for applicable attorney fees, court costs, service fees, and other eviction-related expenses as provided in the Property Management Agreement.

Yes. Applicable late fees are assessed according to the terms of the lease agreement and charged directly to the resident, not the property owner. Late-fee provisions are enforced consistently to encourage on-time payments and help protect the owner’s rental income.
