Tenant Qualification Guidelines

Welcome
We want applicants to understand our qualification requirements before paying an application fee. All applications are evaluated consistently under our written standards and applicable fair-housing laws, without regard to race, color, religion, national origin, sex, familial status, disability, or any other legally protected status. Applicants with disabilities may request a reasonable accommodation, which will be evaluated individually as required by law.

Before You Apply
To help ensure a smooth application process, please have the following ready before submitting your application:
- Every prospective occupant age 18 or older must complete a separate rental application.
- A valid government-issued photo ID is required for each applicant.
- Be prepared to provide documentation verifying income and, when applicable, employment.
- Applications must be complete and accurate. Missing information may delay processing. Materially false, misleading, or fraudulent information may result in denial.
- Each adult applicant must pay a total nonrefundable application-related fee of $80.00: $49.99 paid directly to RentSpree for tenant-screening services and $30.01 paid separately to 000 Property @ West USA Realty for application processing.
- Please review the qualification standards below before applying to determine whether you are likely to qualify.
Income Requirements
Applicants must meet the following income requirements:
- Combined gross monthly household income must equal at least three times the monthly base rent.
- Income must be current and verifiable through our independent third-party screening provider.
- All lawful, verifiable income will be considered, including employment, self-employment, retirement, Social Security, disability benefits, military benefits, government assistance, and other verifiable income.
- Additional documentation may be requested when reasonably necessary to verify income.
- When an approved housing subsidy pays a portion of the rent directly to the landlord, the income requirement will be calculated using the applicant’s portion of the monthly rent.
- Applicants who cannot verify the required income may be conditionally approved with a qualified guarantor when permitted by the property’s written qualification standards.
Credit Requirements
Credit history will be reviewed through our independent third-party screening provider.
- Each adult applicant must have a minimum credit score of 600.
- The credit score reported and scoring method used by the screening provider will control.
- Applicants with a credit score below 600 do not meet the minimum credit requirement.
- An applicant without an established credit score will not automatically be treated as having poor credit and may qualify under the published conditional-approval standards.
- Applicants may dispute inaccurate credit information directly with the consumer reporting agency.
Meeting the minimum credit score does not guarantee approval. Applicants must also satisfy all other published qualification standards.
Guarantor and Conditional Approval Requirements
An applicant may qualify with a guarantor when the applicant has no established credit score or when combined household income equals at least 2.5 times but less than 3 times the monthly base rent.
A guarantor must:
- Have a minimum credit score of 700.
- Have verifiable gross monthly income equal to at least five times the monthly base rent.
- Complete the required application and screening process.
- Meet all applicable rental-history and criminal-history requirements.
- Have no unpaid balances owed to a landlord.
- Sign an approved guaranty accepting responsibility for the lease obligations.
A guarantor cannot overcome:
- A credit score below 600.
- Household income below 2.5 times the monthly base rent.
- Unverifiable identity or income.
- Materially false, misleading, or fraudulent information.
- A disqualifying rental or criminal history.
Rental History
Rental history for the previous five years may be verified through our independent third-party screening provider and prior landlords. The review may include:
- Timely payment of rent.
- Compliance with material lease obligations.
- Eviction judgments, material lease violations, and unpaid balances owed to a landlord.
- Landlord references, when available.
- An applicant will not be denied solely because a landlord reference is unavailable or the applicant has no prior rental history.
- Applicants may provide documentation explaining or disputing inaccurate or incomplete rental-history information.
Criminal Background Review
As permitted by law, our independent third-party screening provider may review criminal conviction history as part of the application process.
A criminal conviction will not automatically result in denial. Relevant convictions will be evaluated individually based on:
- The nature and severity of the conduct.
- The time that has passed since the conduct and completion of the sentence.
- Whether the conduct presents a legitimate risk to residents, neighbors, or property.
- Evidence of rehabilitation or other relevant information provided by the applicant.
Arrests that did not result in conviction, dismissed charges, acquittals, and sealed or expunged records will not be used as the sole basis for denial. Applicants may dispute inaccurate information and provide additional information for consideration.
Pets & Assistance Animals
Pet policies vary by property. If pets are permitted, the following generally applies:
- All pets require prior written approval.
- Pet screening through our approved third-party provider may be required.
- Non-Refundable Pet Fee: $250 per approved pet.
- Monthly Pet Rent: $35 per approved pet.
- Breed, size, age, and quantity restrictions may apply and will be disclosed for each property.
Service animals and other assistance animals are not pets. Requests for a reasonable accommodation will be evaluated separately in accordance with applicable fair-housing laws. Pet fees, pet rent, and pet breed or size restrictions do not apply to an animal approved as a reasonable accommodation. Applicants may be asked to provide reliable disability-related information only when permitted by law.
Application Decisions
After the application has been reviewed, one of the following decisions will be made:
- Approved – The application meets the published qualification standards.
- Conditionally Approved – The application qualifies under the published conditional-approval standards. Conditions may include a qualified guarantor, additional verification documents, or additional security deposit within legal limits.
- Declined – The application does not meet one or more of the published qualification standards.
Approval is not guaranteed merely because an applicant meets the minimum qualification requirements. When multiple qualified applications are under review, the selection process described in the Multiple Applications section will apply.
Guarantor and Conditional Approval Requirements
An applicant may qualify with a guarantor when the applicant has no established credit score or when combined household income equals at least 2.5 times but less than 3 times the monthly base rent.

- Household income below 2.5 times the monthly base rent.
- Unverifiable identity or income.
- Materially false, misleading, or fraudulent information.
- A disqualifying rental or criminal history.
Reasons an Application May Be Declined
An application may be declined for one or more of the following reasons:
- Inability to verify the applicant’s identity.
- Failure to complete the application or provide reasonably requested verification documents.
- Materially false, misleading, or fraudulent information.
- Insufficient or unverifiable income under the published income requirements.
- Failure to meet the published credit requirements.
- Qualifying eviction judgments, material lease violations, or unpaid balances owed to a landlord under the published rental-history requirements.
- Relevant criminal conviction history that presents a legitimate risk to residents, neighbors, or property following an individualized review.
- Failure to satisfy another lawful, property-specific requirement disclosed before the application was submitted.
Please Note: Any property-specific qualification requirements will be disclosed before applications are submitted. All applications will be evaluated using objective criteria, applicable laws, and the published requirements for the property.
Multiple Applications
- Multiple applications may be reviewed at the same time.
- Applications are not necessarily approved on a first-come, first-served basis.
- An application is considered complete after all required applications, identification, documents, authorizations, and fees have been received.
- If multiple complete applications are received, Broker may select the strongest qualified application based on verified income, credit qualifications, rental history, landlord references, and ability to meet the lease obligations.
- Protected characteristics are never considered when evaluating or selecting applicants.
Please Note: All applications are evaluated using the published qualification standards and applicable law. The same standards are applied consistently to all applicants. Reasonable-accommodation requests are evaluated individually as required by fair-housing laws.
Required Monthly Charges
- Resident Benefits Package (RBP): $80 per month, required with all leases.
Please Note: Additional property-specific recurring charges, if any, such as pool service, utilities, or HOA-related charges, will be disclosed in the property listing and before an application is submitted. All required charges will also be stated in the lease agreement.
